1. FINANCES – Always ensure you have your finances in place/up to date. When looking into viewing different houses you need to make sure that one, you can afford the property you are viewing and two, you are proceedable. The last thing you want is to fall in love with your dream home, without securing a mortgage in principle and then a proceed able party coming in and offering immediately. To give you the best shot of securing your dream home, ensure you have this all in place so if you love the property you can act straight away to make sure you do not miss out.
2. QUESTIONS – It is always a good idea to think of some important questions you want to ask the agent when you get to the property. Most details should be found on the website but if information is missing it is imperative to get your questions answered. For example – is there any right of way across the property? What is the broadband speed if I am working from home? What are the neighbours like, are there any disputes?
3. COMPARABLE PROPERTIES – Make sure you do your market research. What do you like and dislike about certain properties? Like open plan? This property has the potential to knock that wall down and open up the space. Always ask the agent for ideas, what could be done to increase value and add potential.
4. LOCATION – Ensure the property is in a viable location. It is all well and good finding a home that you fall in love with but you work miles away? Will this be feasible for you in the future? Have you got children? Is there a park or a local school nearby? Arrive at your viewing 10 minutes early and go for a walk around the area, or do a weekend drive by.
5. VIDEO TOUR – Is there a video tour of the property? Make sure you watch a video tour before going to see the property to save yourself time. You might love a house from the photos but after the video tour think it is not for you! Watching the video tour gives you the full picture of the property and keeps your viewings to a minimum.
