Rental Fees

We believe in fair pricing which is why  at Nikki Homes we are transparent about what you will need to pay to secure and process your property to rent, including any fees you may incur during your property rental. We keep things simple by having just one set of prices for both Assured Shorthold Tenancies (AST) and Non-Housing Act Tenancies (NHA).

 

Assured Shorthold Tenancies (AST)

Non-Refundable holding deposit on all properties - Providing the rental and tenancy agreement goes ahead, this will be deducted from the first monthly rental and tenancy deposit which is due one week before you move in (one-week rental).

Change of tenancy agreement - e.g change of sharer (capped at £50 or, if higher any reasonable costs)

Early Release - (subject to landlord approval) £499 re let and inventory P.O.A

Interest for late payment of rent - up to 3% above Bank of England's annual percentage rate.

Key Replacement - Cost of replacing lost keys or other security devices.

Prices exclude VAT

 

Non-Housing Act Tenancies (NHA)

£295 application, referencing and credit check fee - Price per application NOT per applicant.

£150 Guarantor fee

From £95 inventory fee

In the event that the landlord declines to grant the tenancy, monies will be refunded to you in full with the exception of the holding deposit which will become non-refundable if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

To secure your rental property you are required to go through a series of checks, referencing, and sign tenancy agreements.  Nikki Homes are here every step of the way to help you!

 

References for rental properties

All prospective tenants will go through a referencing process. We will require references from your employer (or accountant if self-employed), a previous or current landlord, and a credit reference report. We will also require your last three months bank statements. In some situations, we may also require a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.

 

Rental costs

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for council tax, water rates, gas, electricity and telephone costs. All rents are payable by bank standing order to our company bank account or your landlord’s bank account.

 

Security Deposit

A security deposit of a maximum of five weeks rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Landlords want tenants who can pay rent on time and care for the property. This is why you'll be asked to sign an agreement and reference.  Tenants applying to rent need to give details of their employer and income, their previous address, and some bank account details. These will be checked to ensure they are able to commit to monthly rental payments.

The deposit safeguards the property against damages beyond normal wear and tear. Your landlord is required to register your deposit with a scheme like My Deposits. You'll receive details about where your deposit is held.

Your landlord is responsible for property maintenance. Check your welcome letter to see if a managing agent is involved. Tenant damage remains the tenant's liability.
