- The Full House - A.K.A - Fully Managed without Rent Guarantee - 12% + VAT (14.4%)

Set up fee £395 + VAT (£474) - FULLY INC Deposit setup, Legionnaires, SO setups

- Fully managed with rent guarantee insurance - 17% + VAT (20.4%)

Being landlord-led, our job is to deliver a professional service for a fair price. Therefore, we will never deduct or charge any commission on contractors' works completed under our property management service.

 

Qualifications & Accreditations

All contractors are insured and vetted by us – we uphold a high standard in our own properties, if we wouldn’t have them in ours, we wouldn’t have them in yours.

We follow the code of conduct for The Property Ombudsman and are registered with Client Money Protect, the Client Money Protection Service, which regularly audits our company accounts and ensures that your money is being appropriated correctly.

We are registered with the Information Commissioners Officer (ICO) and My Deposits.

Here’s what we will do for you:

If you have decided you don't want the hassle of possible late night telephone calls about the boiler that has suddenly broken down, or fix the electricity socket that needed a new fuse. It’s also most probable, you do not have the time to organise the sourcing and delivery of a replacement washing machine or chase up the electrician who failed to turn up as pre-arranged, but forgot to cancel.

  • Arrange provision of statutory Energy Performance Certificate (EPC) where a landlord instructs us to arrange one on their behalf.
  • Arrangement of statutory gas safe report where none is provided. Subsequent year on year gas safety check as at when due.
  • Carry out property inventory where none has been provided.
  • Handover of keys.
  • Arrange statutory tenancy deposit.
  • Quarterly property inspection - for the purpose of property assessment and subsequent report to landlord. This means that the landlord is kept informed with updated reports on the condition of each managed property.
  • Check-in and check-out procedures.
  • Collect monthly rent as and when due. Remit same to elected landlord client account; less management fees and approved expenses.
  • Regular monthly rental payment statements.
  • Carry out necessary minor repairs subject to agreed terms and conditions allowed limit.
  • Serve appropriate notices as and when required.
  • Arrange rent guarantee insurance where required by landlord client for their peace of mind.
  • Urgent mails requiring landlord notification and action are passed on for the landlord client’s attention as quickly as practicable where applicable

When you opt for Rent Collect or Full Management, your agent will set up a payment system, usually a standing order or direct debit, for your tenant to pay the rent. The agent will deduct their fees and any property expenses (like repairs or maintenance) from the rental income and transfer the remaining amount to your account. You'll receive a monthly statement outlining the rental income received, expenses incurred, and the net amount transferred to you.
